 THINGS TO REMEMBER... 

KEEP YOUR LOAN ON TRACK

Avoid any job or credit changes!

​

Supply any last-second requests for documents—your lender is getting final approval from the underwriter who releases the funds for your purchase and it’s very common for underwriters to require a few final conditions.

 

Review your closing disclosure and ask any questions before we get to closing.

 

Prepare your funds for closing—the title company will require a cashier’s check or wire transfer from the account your lender knows you will be using.

CALL TO TRANSFER YOUR UTILITIES

Call a few days before closing to set up any new accounts you need and arrange to have the water, electric, gas, trash, phone/internet/tv and any other services transferred to your name the day we close.

GET READY TO MOVE YOUR STUFF

Sort through everything and sell or give away what you don’t need after you move.

 

Pack things into organized, easy-to-move, clearly labeled bins and boxes.

 

Schedule your family and friends (or a moving company) to help you.

 

Reserve any trucks or trailers you will need.

REVISIT YOUR NEW HOME

I’ll stop by right before closing to make sure everything is as we expected & ready for you before you sign, and you are welcome to come with me.

 COMPLETE YOUR PURCHASE 

COME TO THE TITLE COMPANY TO CLOSE

Bring your photo ID so the closer can notarize your closing documents.

 

Bring your cashier’s check if you didn’t already wire the funds.

 

The title company closer will coordinate your closing & I’ll be there with you to answer questions and make sure everything goes smoothly.

 

The sellers and their agent will probably also be there to sign.

​

Your closing will probably take about an hour & you can bring your family.

UNDERSTAND WHAT YOU ARE SIGNING

There will be lots of documents for you to sign, including some duplicates and some slight variations, but they all confirm a few basic facts…

​

-The information you used to qualify for your loan hasn’t changed

-You will have to pay back the loan

-If there are mistakes in the paperwork, you will cooperate to fix them

-All of the required money has been exchanged

-The sellers loans and liens have been paid off

-Ownership of the property & any inclusions has transferred to you

If you will want extra time to review everything, let me know—I’ll try to get copies to you before closing.
