RESOLVE ANY INSPECTION ISSUES

I’LL HELP NEGOTIATE AN INSPECTION RESOLUTION

If the buyers object, I’ll sort through their requests with you, research options, and help negotiate solutions that minimize your costs and make sense for you. We’ll sign an inspection resolution that amends the contract with your buyers.

LET’S GET EVERYTHING DONE & DOCUMENTED

I’m happy to help schedule and coordinate with any contractors we need. Paying someone qualified to fix it helps to protect you from liability. Please let me know when the work is scheduled, so I can keep the buyers informed. Please send me documentation as soon as the work is done. (Invoices, receipts, pictures, etc.) We may be able to have the work paid for from your proceeds at closing so you don’t have to spend the money now.

YOUR BUYER WILL VERIFY BEFORE WE CLOSE

Your buyers will do a final walk through before closing to make sure all the agreed-upon work is completed and that you have left everything clean and in good shape.

PACK & GET MOVING

WHEN IS IT SAFE TO START?

It is generally safe to start packing and moving once your buyers have completed their inspection and we have reached a written resolution. Deal-ending snags are still possible after this point, but much less likely.

-Plan ahead! You have time to get everything done and still sleep.

PREPARE YOUR STUFF

Get started as soon as you feel safe. Get rid of everything you don’t need to take with you. It takes work to organize, pack, and label the rest, but it will make moving in on the other end much easier.

DON’T FORGET TO…

-Call to have your utilities & services transferred or turned off

-Change your address with the post office

-Let everyone know your new address

CLOSE & COLLECT YOUR MONEY

I’LL HELP KEEP EVERYTHING ON TRACK

I’ll be communicating and coordinating with the buyers, agent, lender, appraiser, loan processor, title company and others to wrap up all the required details. I’ll let you know if anything needs your attention, but there shouldn’t be much—you are going to have plenty to do getting ready to move.

WHEN & WHERE WILL WE CLOSE?

I will coordinate with you to schedule a closing time that works for you and everyone else. We will meet at the title company. Closing should take about an hour. You don’t need to bring anything except your photo id & the keys & remotes to give to your buyers. I will be with you to answer questions and help everything go smoothly. The title company will pay off your mortgage & expenses.

HOW DO YOU WANT YOUR MONEY?

The title company can give you your proceeds in the form of…

-A title company check (no cost, but your bank might take a few days to clear it)

-A cashier’s check (small cost, but your bank will clear it right away)

-Wire transfer (small cost, but the money goes into your account right away)
