INSTANT OFFER BUYERS

Companies like Opendoor, Offerpad, Zillow, and others are introducing a new selling option, and they are starting to do a lot of advertising. How do you know if selling to one of them is a good deal for you?

HOW DO INSTANT OFFERS WORK?

If your house meets the target parameters the instant-offer investor is looking for, they use a computer algorithm to calculate a price for your house based on the information and pictures we submit to show the size, features, and condition. Within a few days, the investor makes an offer, and if you accept the offer, they schedule an in-person visit and inspection. They will renegotiate the offer or back-charge you later for the repairs, updates, or upgrades they dictate.

WHAT ARE THE ADVANTAGES?

You could sell it to them without having to do multiple showings. They can close quickly, and you might be able to move sometime after you close. This could make it easier to buy the home you want, because your purchase wouldn’t have to be contingent on a future sale, and you might be able to only move once.

WHAT IS THE COST?

The instant-offer company is an investor acting in their best interest, not necessarily yours. They charge a service fee of 7% - 12% plus the repairs and upgrades. Just like trading in a car at the dealership, selling to an instant-offer buyer might be worth it because of the convenience, but it certainly won’t net you top dollar for your house.

HOW DO WE GET BUYERS BIDDING?

Or we can prepare your house to impress buyers, price it to maximize your profit, and promote it to attract attention. We make sure all the potential buyers know about it, show it to everyone who wants to check it out, and sell it to whoever will pay you the most.

WHAT IS THE COST?

The financial cost is significantly less (normally around 6%) so your profit is greater. There is more work involved because you need to prepare and show your house. It will probably take longer to find out how much buyers will offer, so it may add stress to your purchase. It will probably take weeks instead of days to close.

WHAT IS THE BENEFIT TO YOU?

The more buyers you have competing for your house, the more you can sell it for. Your fees will be significantly smaller, so your profit will be much bigger. You can choose which upgrades and repairs you want to do, and you can shop for the best deals on the ones you choose.
